What December rates actually look like, why splitting a larger apartment beats negotiating, and the one risk that only exists in a month when prices climb weekly.

Booking a December Stay in Lagos Without Getting Burned

December in Lagos is not a normal travel month and it should not be planned like one. Spending across the 2025 season came to ₦396.54bn, more than triple the year before, and roughly 55% of that came from visitors flying in. Everything you want to book is competing with everyone else who wants the same thing on the same three weekends.

None of that means you have to overpay. It means the decisions have to be made earlier and checked more carefully than they would in March.

What a night actually costs

Those are ordinary-season rates and they are the right starting point, because the December question is not what an apartment costs but what the uplift on top looks like.

For the 2025 season, standard two-bedroom rates rose by roughly fifty per cent on the mainland and up to sixty-seven per cent in Lekki. In the tightest peak weeks, between 15 December and 5 January, reporting described Lekki Phase 1 and Oniru rates doubling or tripling.

So a mainland two-bedroom that sits at ₦120,000 most of the year is realistically ₦180,000 in December, and an island equivalent can go considerably higher. If someone quotes you four times the annual rate, that is not the market, that is an individual host testing what you will pay.

What ten days comes to

Tribune Online put a mid-tier ten-day Lagos December trip at roughly ₦1.02m to ₦1.75m excluding flights, and a high-end one at ₦4.7m to ₦12m and above. Accommodation dominates both.

The single biggest lever on that number is not negotiating. It is splitting. A shared three-bedroom across a group came to ₦500,000 to ₦800,000 for ten nights per the same reporting, against ₦2m to ₦4.5m and above for a solo luxury unit in Victoria Island or Ikoyi. If you are travelling with people, book one larger apartment rather than three small ones.

You are already later than ideal

The optimal window for flights is roughly May to August, before airline holiday surcharges take effect in September. If you are reading this in October, that window has closed and there is no point pretending otherwise.

What is still open is accommodation, and it closes progressively rather than all at once. The apartments that go first are the ones that are good and fairly priced. What remains in late November is the expensive and the mediocre.

Book the apartment before you finalise the rest of the itinerary. You can move a dinner. You cannot conjure a two-bedroom in Lekki on 20 December.

The risk that is specific to December

In a month when rates climb weekly, a host who accepted your booking in October may find themselves looking at a much higher rate in November and wondering how to get out of it.

This is the December risk, and it is worth knowing exactly where you stand.

If a host cancels a confirmed booking, you receive a full refund including all fees and taxes, regardless of which cancellation policy the listing carried. You are notified automatically and given rebooking options. The host receives no payout and pays a cancellation fee that scales with how late they cancel, with a floor of ₦30,000. LibraX may also block that listing’s calendar on your dates, specifically so the nights cannot be re-sold at a higher price.

That last provision exists because of exactly this behaviour. It removes the incentive.

There is one thing to watch for. If a host contacts you and asks you to cancel, do not simply agree. Hosts are not permitted to pressure guests into cancelling on their behalf, and doing so moves the refund calculation from their policy onto yours, which can cost you money that would otherwise have come back in full. Raise it with support instead.

Plenty of diaspora visitors come for a month. Typical stays run ten to twenty-eight nights, and crossing that twenty-eight night line changes your cancellation terms completely.

A booking of twenty-eight nights or more does not use the Flexible, Standard or Strict tiers. It falls under a separate long-term framework. You get a 48 hour window after booking in which you can cancel for a full refund. After that, the first thirty nights are non-refundable no matter when you cancel, and only unused nights beyond the first thirty are returned.

There is an exception worth knowing: if you book when check-in is thirteen days or fewer away, the 48 hour window does not apply at all and the first thirty nights lock in immediately.

In plain terms, a month-long December booking is a real financial commitment to roughly the first month from the moment you confirm it. Treat those first 48 hours as your actual decision window. What to check before you pay, in December specifically

The standard checklist still applies. These are the December additions.

Confirm the power arrangement in writing. December is peak load and peak diesel demand. Ask directly whether fuel is included, what the generator schedule is, and what happens if it fails on a public holiday. This is the single most common source of December complaints.

Ask what is actually open. Estate gates, pools, gyms and building services run reduced schedules over the holidays. So do the supermarkets near you.

Confirm the check-in arrangement for a late arrival. December flights land late, and Lagos traffic between the airport and the island on a December evening is its own event. Make sure check-in works at 1am without a phone call to someone who is at a party.

Budget for surge transport. A standard ₦3,000 ride from Lekki to Victoria Island has been reported reaching ₦12,000 to ₦15,000 on concert nights. Ten days of rideshare runs ₦120,000 to ₦200,000. If that math is unpleasant, location matters more than you thought, and staying near where you will actually spend your evenings is worth paying for.

Read the cancellation policy on the specific listing. Not the general one. December is when Strict policies are most common, because hosts are protecting dates they cannot refill.

One last thing

If a deal looks dramatically better than everything else for the same dates in the same area, that is information rather than luck. In the busiest, highest-demand month of the year, nobody is quietly underpricing a good apartment. Verify before you send money, and pay through the platform so that the refund protections above actually apply to you.
